Visit one — emergency mitigation
Fast, often same day. No full preparation required. We treat the harborages, the bed, the frame, the surrounding furniture and the travel routes, and we drop the population as far as we can in one pass. You sleep in your own bed that night with the pressure massively reduced.

Now you prepare, calmly and completely. Laundry done properly and bagged, closets emptied, clutter cleared, everything packed and ready. We tell you exactly what matters and what is a waste of your time. Interceptor monitors go in so the two weeks produce data, not anxiety.
Visit two — the thorough one
With the apartment fully prepared we reach everything the first visit couldn’t: behind and inside furniture, closet contents, wall voids, baseboards, the whole perimeter. This is the visit that finishes it, and it only works because you had two weeks to get ready for it.

Two resolves the overwhelming majority. Some situations — heavy infestations, hoarding conditions, a building feeding the problem from outside — need more, and we have run programs past thirty treatments to finish a case. We do not walk away from a job because it turned out to be hard.

Bed bugs in New York have already survived the chemistry most companies still spray. Every mechanism below attacks the insect a different way, so resistance to any one of them does not save the population.
Dual suspended formulations
Two suspended-concentrate products with different modes of action in the same visit. Deliberate resistance management — surviving one is not surviving the other.
Silica aerogel
A desiccant dust that abrades the waxy cuticle so the insect loses water and dies. The mechanism is physical, not metabolic, so chemical resistance gives no protection. Laboratory testing against bed bugs has recorded 100% mortality with sustained exposure.
Steam
Kills on contact at every life stage including eggs — the exact gap that leaves chemical-only treatments failing two weeks later. No residue on the surfaces you sleep against.
Mattress and box spring encasements
Sealed covers trap and starve anything inside, deny new insects the best harborage in the room, and turn your mattress into a surface you can inspect in seconds for months afterward.
K9 detection, when the eye isn’t enough.
A trained detection dog works by scent, not sight, which matters enormously in the two situations where visual inspection is weakest: very early infestations with almost no visible evidence, and large or cluttered spaces where a person would need hours.
We use K9 inspection to answer two questions that change the whole job. Is there actually a bed bug population here, before anyone commits to treating an apartment. And which rooms are involved, so a multi-room or multi-unit situation gets scoped correctly the first time instead of being discovered three visits in.

Some of the hardest calls we take are from people who are certain something is biting them, have been through multiple companies, and every inspection has come back empty. Most of the industry handles these badly — they either spray something to make the customer feel served, or they stop returning calls.
Some biting arthropods are genuinely hard to find
Before anyone concludes there is nothing there, the inspection has to be good enough to be trusted. Bird mites and rat mites are a real and badly under-diagnosed cause of biting complaints in New York. They arrive from a pigeon nest on a ledge, a starling in a vent, or a rodent that died in a wall, and they are small enough that most technicians never see them. They are also missed constantly because nobody thinks to look for the nest that is feeding them.
We look for the source, not just the insect — and we collect and identify what we find rather than guessing. Correct identification is the entire job here.
If there is no arthropod, you still deserve the truth
Sometimes a thorough inspection, done by someone who knows what they’re looking for, finds nothing. That does not mean nothing is happening to you. The sensations are real, they are exhausting, and being told “it’s all in your head” by a technician is both unkind and unhelpful.
What it means is that the cause is not an insect, and continuing to treat an apartment for one will not help — it will cost you money and delay relief. We will tell you plainly what we found and what we didn’t, give you the documentation, and suggest speaking with a physician about other causes, which range from skin conditions and medication side effects to environmental irritants. Then we stop taking your money for a problem we cannot solve.
We are entomologists, not doctors. We can tell you with confidence what is and isn’t living in your home. We cannot diagnose a medical condition, and we won’t pretend otherwise.

Preparation, honestly.
For the second visit, preparation genuinely matters. But a lot of what circulates online is theatre, and some of it actively makes the job harder by scattering the population through the apartment. Here is what earns its place.

Who is responsible in New York City.
Bed bugs in a rented apartment are not simply a housekeeping problem, and you have more standing than most tenants realise.
Under the NYC Housing Maintenance Code the owner carries the duty to keep the premises free of pests, and an infestation is a condition HPD will inspect and cite. Owners of multiple dwellings must also file an annual bedbug report with HPD and disclose the building’s bedbug history to prospective tenants — so if your building has a recurring problem, that paperwork exists.

Does silica aerogel really work when sprays have failed?
Its mechanism is physical rather than chemical — the dust abrades the insect’s waxy cuticle so it loses water and desiccates, which means insecticide resistance offers the population no protection against it. Laboratory testing against bed bugs has recorded 100% mortality with sustained exposure. In a real apartment it works alongside the other three mechanisms.
Why use steam if you’re also applying products?
Steam kills every life stage on contact, including eggs. Eggs are the stage chemical treatments struggle most to reach, and unhatched eggs are the usual reason a treatment appears to work and then fails two to three weeks later.
Do I have to throw away my mattress?
Usually not. Between steam treatment and a sealed encasement, most mattresses can be kept. Discarding one is expensive, often unnecessary, and carrying it through a building can spread the problem to your neighbours.
What is a bed bug dog inspection and do I need one?
A trained detection dog finds bed bugs by scent rather than sight. It is most valuable in two situations: very early infestations where there is almost nothing visible to find, and larger or cluttered spaces where a visual inspection would take hours and still miss things. It tells us whether a population is present and which rooms are involved before anyone commits to a treatment plan.

That is a call we take seriously and take often.
