NYC law puts the pest-control burden — and the paperwork — on the building. Our programs keep you covered and hand you the records that prove it:

  • Local Law 55 (Asthma-Free Housing Act): annual every-unit IPM inspection, sealing, and licensed application — documented.
  • Annual Bed Bug filing (Local Law 69): we supply the inspection data and the “Stop Bed Bugs Safely” materials so your December HPD filing is straightforward.
  • HPD violations & court access: dated work orders and photo records, plus a dedicated HPD/court-access service when you need proof of correction.
  • DOH letter grades: inspection-ready records and recurring service for any food-service or retail spaces in your portfolio.

What’s included in a building program

Resident sign-up service

A sign-up sheet is posted in the lobby, laundry, or elevator areas. Residents list their apartment; our technician services every listed unit during the scheduled window. If a resident isn’t home, the attempt is documented with a time-stamped photo in the work order — so management always has a record.

Rodent control (mice & rats)

Tamper-resistant bait stations are installed and maintained in compactor rooms, interior locations, and along the exterior perimeter. We seal accessible entry points and flag larger structural repairs for your staff. Inspections cover kitchen wall penetrations, under sinks, radiators, baseboards, and gas-line openings.

Cockroaches & occasional invaders

German cockroaches are managed with gel baits, insect growth regulators (IGRs), monitoring devices, and targeted non-repellent crack-and-crevice applications — designed to reduce pesticide use while controlling activity between units. American cockroaches, ants, flies, and other occasional invaders are identified by our ACE and treated accordingly. Residents don’t need to vacate for routine cockroach or mouse service.

Common areas & compactor chutes

Storage, laundry, mechanical, electrical, compactor rooms, and playrooms are monitored and treated. Up to two complete floor-by-floor compactor-chute treatments per year are included at no additional charge, along with roof-vent service for yellow jackets and American cockroaches.

Bed bug program (separate, fully documented)

Bed bugs are handled as a dedicated, documented service using an IPM approach — vacuuming, steam, desiccant dust, and targeted application by a licensed operator. Keeping bed bug work in-house and documented protects management from the two expensive problems we see most: residents hiring outside companies at inflated prices, or withholding rent over hotel stays.

A sign-up sheet is posted in common areas; residents list their unit, and we service — and document — each one. A plain-language resident notice goes up beside it so units are prepared for an effective visit.

ACE oversight & quality control

All services are performed by NYSDEC-licensed technicians operating under the supervision of an Associate Certified Entomologist (ACE). Your assigned ACE conducts quarterly program reviews — evaluating service performance, reviewing activity trends, assessing monitoring data, and confirming IPM compliance — and delivers the findings to management. Few NYC firms put a credentialed entomologist’s name on your building. Ours is the owner.

Do residents have to leave their apartments for service?

No. For routine mouse and cockroach service, residents do not need to vacate. Bed bug treatments are the exception — residents are asked to prepare the unit and stay out for about three hours.

How do you handle rent-stabilized tenants who call 311 instead of signing up?

Our documented sign-up system and time-stamped work orders give management a clear record of every service attempt — including no-answers — so you can demonstrate the building is being serviced if a complaint or violation arises.

Can you get us ready for HPD or DOH inspections?

Yes. Recurring service plus our documentation (dated work orders, photos, pesticide labels, ACE reviews) is built to support HPD and DOH compliance, and we offer a dedicated HPD/court-access service when you need on-the-record proof of correction.

Are you insured and set up for our vendor approval?

Yes. We carry $3,000,000 in liability coverage and provide a Certificate of Insurance naming your building and managing agent as Additional Insured, along with our W-9 — everything your onboarding requires.

Do we have to sign a long-term contract?

No. Our proposal is a service agreement, not a long-term contract — you can cancel with 30 days’ written notice. We lock your pricing for two years.
