Local conditions

Scarsdale Tudors, cedar closets and the attic nobody opens

Scarsdale’s ZIP 10583, which also covers Edgemont, is at the Census income cap, and its housing stock is unusually consistent: Tudor Revival and Colonial Revival houses built between about 1915 and 1940 in Fox Meadow, Greenacres, Heathcote and Quaker Ridge, many of them with the original cedar-lined closet in the master suite and a walk-up attic with knee-wall storage. Hartsdale, just west, is the same era at a smaller scale, with co-ops and garden apartments along Central Avenue that share walls and share moths.

Cedar closets are the Scarsdale moth story. The original cedar lost most of its oil decades ago, and even fresh cedar only discourages adults; it does nothing to larvae that arrived inside a folded sweater. Homeowners trust the closet, store the finest wool in it, and leave it closed from April to October. That is the ideal moth habitat: dark, undisturbed, full of food. The second habitat is the attic knee-wall, where wool rugs and winter coats sit in cardboard until the first cold week.

The other Westchester factor is the second home. A great many Scarsdale and Edgemont families keep a house upstate or on the East End, and moths travel in a duffel of sweaters between the two. When a program here finds activity, we ask about the other house, and we can treat both under one report.

The program

Nothing leaves your home.
Assessment, processing, treatment and a report, in one visit.

The full program is described hour by hour on the Private Client page. In Scarsdale it runs like this.

Before

01

Private assessment, $750

Jorge Bedoya, ACE, inspects every closet, storage room and rug and photographs each garment as clear, at risk or infested. You receive the inventory and a fixed program price. The fee is credited to a program booked within 30 days.

On the day

02

Processed on site

Heat-safe garments go through our chamber in your home with a probe in the core of the load. Cashmere, silk and anything delicate is frozen in our portable freezers. Closets are emptied, HEPA-vacuumed and treated in the structure; rugs are done on both sides.

After

03

Report and monitoring

Everything goes back in its original order. You receive the Private Client Report with findings, inventory, probe and freezer logs. Monitors are read at 30, 60 and 90 days; those visits verify, they do not re-treat.

Fifty minutes from Midwood via the Hutchinson River Parkway. Scarsdale, Edgemont and Hartsdale programs are usually one day; houses in Heathcote and Murray Hill with full attics are sometimes two.

Clothes moths in Scarsdale: FAQ

Do you treat the cedar closet, or just the clothes in it?

Both. The closet is emptied, HEPA-vacuumed shelf by shelf, treated in the cracks and voids, and the garments go through freezing or the chamber on site before they go back in their original order.

Is Hartsdale covered at the same price as Scarsdale?

Yes. Hartsdale houses and co-ops are the same program. In a co-op we also check shared closets and hallway carpet, because moths move between units.

We also have a house upstate. Can both be on one program?

Yes. The second residence is quoted with the program and documented in the same report, and we recommend treating both within the same two weeks so garments do not carry larvae back and forth.

Can my children and the housekeeper be home during the program?

Yes. Closets are treated empty with the door closed, the chamber and freezers run in one room, and no product is applied to clothing. We work around the household.

What does a Scarsdale program cost?

The Wardrobe Assessment is $750, credited to a program booked within 30 days. The Estate Wardrobe Program is $3,000 for one day and up to three closets; the Plus program is $4,500 for the whole house over two days.
