Local conditions

Northern Westchester: every outbuilding is a closet

Armonk (10504), Chappaqua (10514), Bedford (10506), Pound Ridge (10576) and Katonah (10536) all sit at the Census income cap, and the land is zoned in acres, not lots. A typical property here is a main house plus a barn, a guest cottage, a pool house, sometimes a studio, and the textiles are spread across all of them: riding wool in the tack room, blankets in the guest cottage, pool towels and wool throws in the pool house, and an attic in the main house that has not been emptied since the previous owner.

Bedford and Pound Ridge are horse country. Coolers, saddle pads, show jackets and wool blankets stored in a trunk between seasons are the single most reliable larval site we find on equestrian properties, and the moths do not stay in the barn. They follow the clothes into the mudroom and from there into the dressing rooms. A program here that only treats the main house is back in a year.

The houses themselves are older than they look. Chappaqua and Armonk are full of 1920s and 1930s colonials and converted farmhouses with stone basements that run damp, built-in cedar closets whose oil is long gone, and knee-wall attic storage under the eaves. Damp stone basement plus stored wool is the Westchester version of the Long Island harbor problem, and the assessment takes moisture readings in every lower-level closet.

The program

Nothing leaves your home.
Assessment, processing, treatment and a report, in one visit.

The full program is described hour by hour on the Private Client page. In Armonk it runs like this.

Before

01

Private assessment, $750

Jorge Bedoya, ACE, inspects every closet, storage room and rug and photographs each garment as clear, at risk or infested. You receive the inventory and a fixed program price. The fee is credited to a program booked within 30 days.

On the day

02

Processed on site

Heat-safe garments go through our chamber in your home with a probe in the core of the load. Cashmere, silk and anything delicate is frozen in our portable freezers. Closets are emptied, HEPA-vacuumed and treated in the structure; rugs are done on both sides.

After

03

Report and monitoring

Everything goes back in its original order. You receive the Private Client Report with findings, inventory, probe and freezer logs. Monitors are read at 30, 60 and 90 days; those visits verify, they do not re-treat.

Sixty to eighty-five minutes from Midwood via the Hutchinson River Parkway and I-684. Northern Westchester programs are nearly always the two-day Plus program because of the number of buildings to inspect.

Cashmere and merino knits in a damp stone-basement closet Humidity speeds larval development Freeze Freeze on site; closet dehumidified and treated; storage moved in the report.
Inherited wool rugs and runners in the attic Rolled in cardboard for years Heat, probed Unrolled, both sides inspected, treated or frozen by size.

Brand names describe fibre, construction and care only. New York Exterminating is not affiliated with any maker named. The full Luxury Fabric and Brand Care Index, sixty entries from vicuña to piano felt, is the reference behind every rating on this page.

A word from the person who does the assessment

Jorge Bedoya, ACE · Operations Manager, New York Exterminating

“I do the assessment myself because the assessment is the job. Anyone can run a heat chamber. Knowing which jacket has horsehair canvas inside it, which coat will delaminate at 120 degrees and which rug is the actual source is what you are paying for. If I would not put a garment of my own through a step, it does not go through that step.”

Clothes moths in Armonk: FAQ

Do you treat the barn and the guest cottage, or just the house?

Every building that stores textiles. On Northern Westchester properties the source is in an outbuilding more often than not, which is why the assessment walks the barn, the guest cottage and the pool house before the dressing rooms.

We have horses in Bedford. Where do you usually find the source?

In the tack room: a wool cooler or saddle pad folded in a trunk since the last show season. We inspect and treat it as part of the program, and the report tells you how to store it.

Is a Pound Ridge or Katonah property a one-day program?

Usually two. The Estate Wardrobe Program Plus at $4,500 covers every closet, cedar room and attic in the main house plus the outbuildings, up to six rugs and upholstered pieces, over two days with two technicians.

Our basement is stone and runs damp. Does that matter?

Yes. Larvae develop faster in humid closets, so a damp lower-level cedar closet is usually the source. We take moisture readings there and recommend where to move the wool.

Do you cover Mount Kisco and Waccabuc?

Yes. Mount Kisco, Waccabuc, Bedford Hills and Katonah are the same program and the same pricing as Armonk, Chappaqua, Bedford and Pound Ridge.
