Cold Spring Harbor and Lloyd Harbor: the harbor is the moth problem

Cold Spring Harbor (11724) sits at the Census income cap, and Lloyd Harbor is zoned at two acres and up, so the houses here are estate-scale: multiple dressing rooms, a cedar room, a guest wing and an attic. What sets this stretch of the North Shore apart from Manhasset or Old Westbury is the water. Cold Spring Harbor, Huntington Harbor and Lloyd Harbor wrap around these villages on three sides, and from May to September the houses closest to them run humid in a way an inland house does not.

Webbing clothes moth larvae develop faster in warm, humid closets. A basement cedar room or a closet on the water side of a Lloyd Harbor house can produce two generations in a summer where a dry inland closet produces one, and the first sign is usually a few holes in a sweater pulled out in October. We take a moisture reading in every closet on a Cold Spring Harbor assessment, because the humid closet is almost always the source closet, and the report tells you where to store wool instead.

The second factor is the boating calendar. Foul-weather wool, sailing sweaters and blankets come off the boat in the fall and go into a trunk or a mudroom closet until spring, often damp. Huntington Bay and Centerport houses with a mooring are the ones where we find the source in the mudroom, not the dressing room.

Further east along the North Shore, Old Field, East Setauket and Belle Terre (11733, 11777) repeat the waterfront pattern at a longer drive. Old Field ranks among the highest-earning ZIPs in the state by tax-return income, the houses sit on the Sound and Conscience Bay, and seasonal storage carries the same humidity. We book these as one-day programs when two houses book the same week, or as an overnight on the Plus program, the way we run the Hamptons.

The program

Nothing leaves your home.
Assessment, processing, treatment and a report, in one visit.

The full program is described hour by hour on the Private Client page. In Cold Spring Harbor it runs like this.

Before

01

Private assessment, $750

Jorge Bedoya, ACE, inspects every closet, storage room and rug and photographs each garment as clear, at risk or infested. You receive the inventory and a fixed program price. The fee is credited to a program booked within 30 days.

On the day

02

Processed on site

Heat-safe garments go through our chamber in your home with a probe in the core of the load. Cashmere, silk and anything delicate is frozen in our portable freezers. Closets are emptied, HEPA-vacuumed and treated in the structure; rugs are done on both sides.

After

03

Report and monitoring

Everything goes back in its original order. You receive the Private Client Report with findings, inventory, probe and freezer logs. Monitors are read at 30, 60 and 90 days; those visits verify, they do not re-treat.

About an hour from Midwood via the LIE to Route 108 or 110. Cold Spring Harbor and Lloyd Harbor programs are usually one day; Old Field and Setauket are seventy-five minutes and booked in pairs or as an overnight; large Lloyd Neck properties are sometimes the two-day Plus program.

A word from the person who does the assessment
Jorge Bedoya, Associate Certified Entomologist, New York Exterminating

Jorge Bedoya, ACE · Operations Manager, New York Exterminating

“I do the assessment myself because the assessment is the job. Anyone can run a heat chamber. Knowing which jacket has horsehair canvas inside it, which coat will delaminate at 120 degrees and which rug is the actual source is what you are paying for. If I would not put a garment of my own through a step, it does not go through that step.”

Clothes moths in Cold Spring Harbor: FAQ

Why does a waterfront house get moths worse than an inland one?

Humidity. Larvae develop faster in warm, humid closets, so a closet on the harbor side of the house or in a basement can run two generations in one summer. The assessment includes moisture readings so we find that closet first.

Our sailing gear is stored in the mudroom. Is that a problem?

Often it is the source. Wool that comes off the boat damp and sits in a trunk until spring is the most reliable larval site we find on properties with a mooring. We inspect and treat it as part of the program.

Do you cover Huntington village and Centerport, or only the estate villages?

All of it: Cold Spring Harbor, Lloyd Harbor, Lloyd Neck, Huntington Bay, Centerport, West Neck and Huntington. The program and price are the same.

Can the house manager handle everything?

Yes. The manager receives the vendor packet, books the window, briefs us and gets the report first. Many owners never meet us.

What does a Cold Spring Harbor program cost?

The Wardrobe Assessment is $750, credited to a program booked within 30 days. The Estate Wardrobe Program is $3,000 for one day and up to three closets; the Plus program is $4,500 for the whole house over two days.
