Local conditions

Greenwich: the backcountry estate, the Sound-side village, and the apartment on Park Avenue

Greenwich is the only town in Connecticut with five ZIP codes in the state’s top nine by sale price: Riverside (06878) at a 2025 median of $2.75 million, Old Greenwich (06870) at $2.65 million, the backcountry (06831) at $2.54 million, central Greenwich (06830) at $2.22 million and Cos Cob (06807) at $1.6 million. Those are medians. Round Hill, Conyers Farm and Belle Haven trade in multiples of them, and the houses behind the gates are built the way a clothes moth would design a house: four-acre zoning north of the Merritt, a dressing room for each principal, a cedar room, a guest wing used three weekends a year, a pool house with a linen closet, a barn, and an attic over a garage that holds every coat the family has owned since the children were at Brunswick and Greenwich Academy.

The second Greenwich is on the water. Riverside, Old Greenwich, Belle Haven and the Cos Cob harbor front sit on Long Island Sound, and the salt air that makes a Tod’s Point morning worth the commute also keeps a boathouse locker, a yacht club blazer and a beach-house closet at the humidity a webbing clothes moth larva needs. Wool that is damp and undisturbed is wool that is eaten. The pattern repeats in the mudroom, where riding jackets, ski layers and the dog’s wool bed share a bench with the cashmere that came off the train.

The third Greenwich is in Manhattan. A large share of these households keep an apartment on the Upper East Side or in Tribeca and move wool between the two houses every week, which is why a Greenwich program that ignores the city closet is half a program. When the assessment finds activity, we treat the apartment under the same report within the same two weeks, and in New York the whole program, including any structural work, is performed by New York Exterminating under its own license. A house manager or family office can book and brief us directly; many of our clients never meet us, and that is the point.

The program

Nothing leaves your home.
Assessment, processing, monitoring and a report, in one visit.

The full program is described hour by hour on the Private Client page, and the way it runs in Connecticut on the Fairfield County page. Here it runs like this.

Before

01

Private assessment, $750

Jorge Bedoya, ACE, inspects every closet, storage room, barn and rug and photographs each garment as clear, at risk or infested, rated against our Fabric and Brand Care Index. You receive the inventory and a fixed program price. The fee is credited to a program booked within 30 days.

On the day

02

Processed on site

Heat-safe garments go through our chamber in your home with a probe in the core of the load. Cashmere, silk and anything delicate is frozen in our portable freezers. Closets are emptied, steamed and HEPA-vacuumed; rugs are done on both sides. Everything goes back in its photographed order.

After

03

Report and monitoring

You receive the Private Client Report with findings, inventory, probe and freezer logs, and the Connecticut partner’s documentation where a product was applied to the structure. Monitors are read at 30, 60 and 90 days; those visits verify, they do not re-treat.

Fifty-five minutes from Midwood via I-95 to exits 3 to 5, or the Hutchinson and the Merritt to exits 28 to 31 for the backcountry. Riverside, Old Greenwich and Cos Cob programs are one day; backcountry estates with a barn, guest house and pool house are usually the two-day Plus program. Booked Tuesday to Thursday.

Fabric and brand care

What we expect to rate most often in Greenwich houses:

Garment Why moths want it Rating How we handle it
Loro Piana, Brunello Cucinelli and The Row knitwear in volume The finest keratin fibres, worn to the office and hung in two closets Freeze Frozen on site in archival bags; the Manhattan closet is checked under the same report.
Bespoke and Neapolitan tailoring for the train Horsehair canvas inside the chest is food; larvae feed where you cannot see Heat, probed Probe between cloth and canvas; chamber hold counted from that probe.
Yacht club blazers, foul-weather liners, boathouse wool Salt humidity in lockers that open in June Heat, probed Chamber load; the boathouse and beach-house closets steamed and vacuumed.
Tack-room wool, polo and hunt-country kit Horsehair and sweat-soaked wool stored in a barn Heat, probed Chamber with a core probe; the barn is walked as a source.
Antique and silk rugs in the principal rooms Wool pile under furniture that has not moved since the decorator left Case by case Both sides inspected; steamed and vacuumed in place, or frozen by size. Antique and silk rugs go to your restorer with our findings.

Brand names describe fibre, construction and care only. New York Exterminating is not affiliated with any maker named. The full Luxury Fabric and Brand Care Index, sixty entries from vicuña to piano felt, is the reference behind every rating on this page.

A word from the person who does the assessment
Jorge Bedoya, Associate Certified Entomologist, New York Exterminating

Jorge Bedoya, ACE · Operations Manager, New York Exterminating

“I do the assessment myself because the assessment is the job. Anyone can run a heat chamber. Knowing which jacket has horsehair canvas inside it, which coat will delaminate at 120 degrees and which rug is the actual source is what you are paying for. If I would not put a garment of my own through a step, it does not go through that step.”

Clothes moths in Greenwich: FAQ

How is a backcountry estate priced?

As an Estate Wardrobe Program Plus at $4,500: two days, two technicians, every closet, cedar room, barn and attic, up to six rugs. A Riverside or Old Greenwich house with three closets and two rugs is the one-day $3,000 program. The price is fixed at the assessment and does not change on the day.

Can our house manager handle the whole thing?

Yes, and that is how we expect most Greenwich programs to run. The manager books, briefs us on access and alarm codes, opens the house, and receives the report first. We work in an unmarked vehicle and reset every closet to its photographed order.

Is New York Exterminating licensed in Connecticut?

Our pesticide business registration and applicator certification are in New York State. In Greenwich we perform the assessment, the on-site heat, freezing, steam and HEPA processing, the monitoring and the report, none of which is a pesticide application. If the structure needs a product applied, a Connecticut-registered company performs it under its own registration, scheduled by us and documented in your report. The arrangement is set out on our Fairfield County page.

Do you treat the Manhattan apartment at the same time?

Yes, under the same program and report, within the same two weeks, so garments stop carrying larvae in both directions on the train.

What if a piece is beyond what you can process on site?

It goes to the right specialist, and we make the call: a furrier’s cold vault for furs and shearling, a textile conservator for couture archives and needlepoint, a rug restorer for antique and silk rugs. Each hand-off is recorded in the report so nothing is lost between the house and the specialist.
